Newer Homes, Different Gaps
Spray foam insulation in Ontario is often about homes that are newer than the rest of Richland County. ACS data on Point2Homes shows about 24.9% of Ontario's housing went up in the 1990s and another 12.4% in the 2000s, compared with just 6.3% before 1940. Ontario was founded in 1834 but did not incorporate until 1958, when residents voted to bring the new General Motors Fisher Body stamping plant inside the village. Residential development has followed since the 1960s.
Where newer homes leak
A 1990s house usually has a reasonable amount of attic insulation, but it was rarely air sealed. The typical complaints we hear are a bedroom over the garage that is cold in January, a bonus room with hot knee walls in July, and a basement rim joist with fiberglass stuffed loosely in the bays. Spray foam fixes the garage ceiling and the rim joist well; blown-in and sealing usually handle the attic.
Attached homes
About 15.8% of Ontario's housing is attached, such as duplexes and townhomes, a higher share than in Mansfield. In attached units, sealing the shared attic and the walls next to garages often matters more than adding depth.
Older sections
The 1950s and 1960s houses closer to Mansfield, about 14% of the stock in each decade, are classic ranches with shallow attics and bare rim joists.
Planning around the seasons
Newer Ontario homes often have the furnace and ducts in the basement, so the basement stays warm and the trouble shows up upstairs. A room that is too hot in July and too cold in January usually points to a leaky knee wall, an unsealed attic hatch or a thin floor over the garage. We check the second floor first on these visits, then work down to the rim joist, and the quote lists each fix with its own price.

Ontario Questions
Why is the room over my garage so cold?
The floor over the garage is usually thin and leaky. We spray closed-cell foam into the garage ceiling bays or dense-pack them, and seal the band joist.
My house is from the 1990s. Does it need more insulation?
Often the attic depth is fine but the house was never air sealed. Sealing and a rim joist foam job usually help most.
Do you insulate townhomes?
Yes. We focus on shared attics, garage walls and rim joists, and coordinate with your association if needed.
Can you add foam to a finished basement?
We can foam the rim joist through the ceiling where it is accessible, or at the top of the wall if the ceiling is drop-tile. Finished walls usually stay as they are.
